BCA Reports
A written assessment of your design against the National Construction Code. It tells you what complies, what does not, and what your options are for each item — while the design is still on paper and changes are cheap.
When It Helps
Before lodgement, and before you buy.
Before lodgement, so the assessment does not surprise you. As part of due diligence on a building you are buying or leasing. And whenever a council, a lender or a tenant wants a documented compliance position.
Access and egress
Travel distances, exit widths and paths of travel.
Fire safety
Resistance levels, separation and required systems.
Accessibility
Obligations under the relevant standards.
Services and equipment
And, where the prescriptive route will not work, the performance solution options.

Common Questions
Answers before you ask.
Is a BCA report the same as a Construction Certificate?
Do I need one?
Not always. On a straightforward project it may be unnecessary. On anything unusual, or where a full assessment could send you back to the drawing board, it is the cheapest insurance available.
What if the design does not comply?
The report sets out the options for each item — a design change, or a performance solution. Finding out now is the point.
